As the wave of demolitions continues across Lagos State, property experts and concerned citizens have urged residents to conduct thorough investigations before purchasing land to avoid devastating losses.
KosofePost reports that the recent demolitions, which have affected several communities across the state, have left many residents counting their losses, sparking renewed calls for due diligence in land transactions.
Speaking with KosofePost, Omoba Awofeso Rasheed cautioned prospective buyers against rushing into property deals without verifying the authenticity of land documents.
“Land transactions must follow due process to avoid stories that bite. In view of past and ongoing land reclamations by vested interests and authorities, every buyer should engage professionals. Money is hard to come by; hence, whatever transaction must be done with caution,” Awofeso advised.
He recalled the historic Maroko demolition under the military regime, warning that similar developments under a democratic government should serve as a strong lesson.
“If a democratic government is taking similar steps, then it’s enough lesson for the wise. Don’t lose your hard-earned money to land speculators — they are everywhere,” he added.
Another respondent, Mutiu Kalejaiye, blamed ignorance and weak enforcement mechanisms for the recurring crises.
“Many don’t even know how to verify land status at the Lagos State Surveyor General’s office. It’s a pity for those who lost their homes, but ignorance is no excuse in law,” he said.
“The civil servants are not helping either. How can an estate rise to that stage without government intervention? Directors in the concerned ministries should be queried.”
Adding his perspective, Lanre Aborisade, a brand and image strategist, outlined key steps to ensure safe land transactions:
- Verify all documents at the Lands Registry, confirm survey plans, and avoid illegal Omo-onile payments. Always engage a qualified lawyer and surveyor.
- Insist on proper titles such as a Deed of Assignment, Registered Survey, or Certificate of Occupancy (C of O), and confirm their authenticity with the appropriate authorities.
- Secure your investment by avoiding shortcuts and ensuring proper documentation through verified professionals.
With government enforcement ongoing in parts of Lagos, KosofePost reiterates the need for residents to prioritize due process, legal documentation, and professional verification to prevent avoidable losses in land and housing investments.
